Layout – Ground Floor
Behind the solid hardwood side door lies a hallway with a mezzanine. It features a modern fuse box and a door to the vaulted cellar. From the hall, there is a view of the chimney breast of the historic fireplace.
The former barn space (over 100 m²) now accommodates the living room with a soapstone wood stove and the open kitchen.
Original roof trusses remain exposed, the high beam ceiling is painted warm white, and large glass doors open to the terrace. A second set of glass doors on the east side provides access to the side garden. The living space flows seamlessly into the luxury kitchen, which is partially screened by a low wall. The kitchen features clean lines, a ceramic worktop, and high-end built-in appliances. Three elevated skylights in the plastered ceiling above the kitchen ensure abundant natural light.
A functional utility room with exterior door adjoins the kitchen. The floors throughout the living room, kitchen, hallway, and utility room are finished with Portuguese terracotta tiles and equipped with underfloor heating as the main source of warmth. Additional Details
This farmhouse has been thoroughly restored and tastefully modernised.
The front facade is built in Flemish bond brickwork with traditional Dutch decorative masonry (‘boerenvlechtwerk’). The rear walls have been largely rebuilt on new foundations with cavity wall construction. Window frames and sashes have been replaced where needed, and new exterior shutters installed.
Floors and all utility lines (gas, water, electricity, sewerage) have been renewed. The roof was fully replaced in 2015 and features a screw-down construction.
The property boasts solid (some original) panel doors with timeless matte black hardware and wooden knobs, exposed pine beams in the living areas, and a historic beam ceiling in the bedroom. Heating is via a Nefit high-efficiency boiler, combined with individually controllable underfloor heating as primary heating in the living room, master bedroom, bathroom, and hallway.
